| British Columbia uses the Torens Land Title System to register all property in the province. Title is guaranteed by the State and what is printed on the title search, that is available from the Land Titles Office, represents the entire state of the title to the property that you are buying.
Most buyers select a lawyer or a notary public to review the title search and prepare the mortgage and title documents. In addition the conveyancer will prepare a statement of adjustments accounting for all of the funds involved, and showing any adjustments for such things a property taxes and prepaid utilities. He will receive all of the monies from the buyer and the mortgage lender in his Trust account and disburse the proceeds once registration has occurred.
