What does a buyer want?

There are four types of buyers in the market: investors, move-up buyers, first time home buyers and relocators. Investors typically are looking for a deal. They are not your ideal buyer for that reason alone. Relocators, might or might not be able to find your neighborhood, depending on where you are and the time of property you own. First time buyers are most often in a lower price range than move up buyers. Are you in that range? What are their other options. Move up buyers are more particular. Are you ready to cater to their needs? In general, looks are everything! Never underestimate the power of beauty! Notice model homes. Everything is perfect. That attracts people. No one wants to smell your cat box or see your 20 year old wall paper. The more you can make your home look like a picture from a magazine, the more people will pay you for it.

Beyond that, city buyers want remodeled kitchens and baths, 2nd and 3rd baths if possible, lots of woodwork and hardwood floors, mechanical updates, 4th bedrooms or space for home offices and quiet streets. Suburban buyers want 3rd stall garages, lots of square feet, main floor family rooms, master bath suites, walk out basements, and home office space.

Detach your self emotionally and price your home accordingly. While not every buyer is a bargain basement shopper, no one wants to feel like they are being taken to the cleaners. Buyers do compare what their money will buy elsewhere.
